Mighty Buildings New Detached ADU: The Fort Worth Owner’s Guide

If you own a Mighty Buildings detached ADU in Fort Worth and a key component has failed, we stock and install Mighty Buildings-compatible replacement parts, and most swaps run $450 – $2,800 installed depending on the part. We’re an independent service provider, not affiliated with Mighty Buildings, but our crews have worked on their panel systems long enough to know exactly what fails first and what fits. Homeowners usually discover the problem the same way: a door that won’t seal, a window that fogs between panes, a panel joint that’s letting in North Texas humidity, or a mechanical component that worked fine through fall and quit the first cold snap of winter.

Call (682) 255-2399

The good news is that Mighty Buildings used a fairly consistent fastener and sealant system across their production runs, so if you can read a label or send us a photo of the failed part, we can usually match it the same day. The less-good news is that not every part is sitting on a shelf in Fort Worth, and we’d rather tell you that on the phone than let you wait two weeks for something that was never going to arrive.

  • What we stock: Sealants, fasteners, window gaskets, door hardware, sill pans, and common electrical components used in Mighty Buildings ADUs.
  • What’s order-in: Full panel sections, custom glass units, and proprietary trim profiles. These typically take 7 – 14 business days.
  • What we’ll never do: Sell you a “close enough” part that voids your remaining warranty or compromises the building envelope. If it needs to come from Mighty Buildings, we’ll say so.

Which Mighty Buildings Models This Applies To

A new modern ADU with wood cladding

Mighty Buildings has produced a few distinct product lines over the years, and the part you need depends on which one sits in your backyard. The Mighty House series (their original detached range) used their 3D-printed polymer composite panels with a specific edge profile and fastener pattern. The Mighty ADU series is the one most Fort Worth owners have, since it was built specifically for California-style accessory dwelling units and shipped as flat-pack or module kits. If you have a larger Mighty Multifamily unit, you’re probably not reading this as a homeowner, but the same compatibility rules apply.

Here’s the practical part: every Mighty Buildings panel carries a label on the interior face near the top corner. That label gives you the panel ID, production batch, and date code. If you can read that label and tell us what it says, we can confirm fitment before we roll a truck. If the label is painted over or missing, a photo of the panel edge profile and a measurement of the panel thickness (most are 4.5 to 6 inches) gets us most of the way there.

As for OEM versus aftermarket: for sealants and fasteners, there are excellent equivalents that meet or exceed the original spec, and we use them every week. For structural panel sections or anything that ties into the weather-resistive barrier, we recommend OEM. Your Mighty Buildings warranty may still be in effect – the company’s warranties vary by production year – and we won’t suggest a substitute that puts that coverage at risk. We also work with Abodu, Cover, and Dvele ADUs, so if you’re cross-shopping parts compatibility, we can tell you honestly what transfers and what doesn’t.

Signs Your Mighty Buildings New Detached ADU Is Failing

  • Interior humidity climbs in spring and fall: The most common Mighty Buildings complaint in Fort Worth is a seal failure at panel joints or window perimeters. The polymer panels expand and contract at a different rate than the aluminum window frames, and over several Texas seasons, the sealant can tear. You’ll notice condensation on windows first, then a musty smell.
  • Door binds or won’t latch cleanly: The foundation shifts more than people expect in North Texas clay soil. A door that rubbed slightly last summer may not close at all after a dry winter. The frame may need re-shimming, or the door hardware may have worn against the strike plate.
  • Window fogging between panes: Dual-pane units lose their gas seal and that’s the visible symptom. The window still closes, but the insulating value is gone. In a Fort Worth summer, that room starts feeling warmer than the rest of the ADU.
  • Visible cracking or separation at panel joints: Hairline cracking in the finish is common and mostly cosmetic. But if you can fit a coin into a gap between panels, or you see daylight through a corner, the structural connection may have loosened and needs attention before the next heavy rain.
  • Electrical outlets or lights flicker in one zone only: Mighty Buildings pre-wired their modules off-site, and the connection points between modules are the weak link. A single failing connection can take out a bedroom or bath circuit while leaving the rest of the unit fine.

Replacement Cost & What’s Included

Here’s what we’re seeing on Mighty Buildings-specific work in Fort Worth right now:

  • Sealant and joint repair: $450 – $900 for a typical panel joint or window perimeter, including removal of failed sealant, surface prep, and re-application with a product rated for Fort Worth’s UV and humidity cycle.
  • Window gasket or door hardware replacement: $280 – $650, parts and labor included. Most of these are straightforward swaps.
  • Glass unit replacement (fogged window): $700 – $1,400 per unit, depending on size and whether the unit is still under the manufacturer’s glass warranty.
  • Panel section repair or replacement: $1,500 – $2,800 for a typical wall panel, including removal, disposal, new panel fitment, and re-sealing to match the existing envelope.
  • Electrical connection repair at module junction: $350 – $800, assuming access is reasonable and no panel removal is required.

Every quote includes a written line-item price before we start. If Miles Hartwell puts a number on paper, that number is the number. The 365-Day Done Right Promise covers all of our parts-and-labor work for a full calendar year from completion – if something we touched fails in that window, we return and make it right at no charge. That’s not a verbal assurance, it’s printed on your estimate and your final invoice.

DIY or Call Us?

There are a few things a homeowner can safely check before picking up the phone. You can inspect panel seams visually for gaps or sealant tears. You can test windows and doors for smooth operation. You can flip each circuit breaker in the ADU’s sub-panel to see if a tripped breaker is the whole story. None of that risks injury, and it often saves you the cost of a service call.

What we’d ask you not to do: remove a panel or attempt to re-seal a joint from a ladder without knowing what’s behind it. Mighty Buildings panels carry UV-resistant coatings that are easy to damage with the wrong solvent, and some of their pre-wired chases run through the panel cavities. You can’t see the conduit from the outside. A wrong cut into a panel is far more expensive than the service call you avoided. If the work involves the building envelope or anything electrical, that’s the moment to call a professional – and honestly, that’s most of this list. Call (682) 255-2399 and we’ll talk through what you’re seeing before anyone comes out.
